In most cases, buildings separately combined properties are unable to make money and have value only as part of the property complex. This fact imposes certain restrictions on the use of the basic valuation approaches in assessing the structures as individual properties.

Indeed, using the comparative or the income approach, it is difficult to estimate the value of objects of special purpose, like the tank, cooling tower or a bridge. It is unlikely that the appraiser will find recent sales of comparable sites in the same geographical area and, moreover, such objects are not directly generate revenues to the owner.

Therefore, when assessing the structures is almost always used expensive approach. The cost approach takes into account the full cost of reproduction or replacement, as well as evaluating the remaining useful life of buildings and gives sufficiently accurate results when determining the value of buildings.

If the building or the transmitting device is a part of the property complex, then, as a rule, an appraiser in determining the market value using three approaches to the evaluation (cost, comparative and profitable).

The method of comparative unit begins by defining the basic construction cost of 1 square. meter, or 1 cube. meters, taken as a benchmark of a typical building. 1. Copies of the inventory cards for the construction and transmission devices with the obligatory presence there following information: item number, date of commissioning, encryption and depreciation rates, the initial cost (the price at the date of commissioning) without regard to denomination.
